MENARA WARISAN ..... MY (Malaysian) VIEW.

YAB Prime Minister/Finance Minister when delivering his budget speech mentioned the following;

"We take pride in our National Icon, the Petronas Twin Towers. It signifies the spirit of Malaysia Boleh. Another landmark to be developed by Permodalan Nasional Berhad (PNB) is Warisan Merdeka, expected to be completed by 2020. This is an integrated development project comprising a 100-storey tower, the tallest in Malaysia. The project will retain Stadium Merdeka and Stadium Negara as national heritage buildings. The total cost is RM5 billion, with the tower expected to be completed by 2015"

The above development is part of the first strategy 'Reinvigorating Private Invetsment' and once of the 'High-Impact Strategic Development' project.

Y. Bhg. Tan Sri Hamad Kama Piah, the group chief executive director in his recent interview mentioned the following;

  1. That PNB could finance the mega development project in the city centre solely from from profits that it had made over the past three decades, he went on to say "WE ARE NOT TAKING THE GOVERNMENT'S MONEY" for the project.
  2. PNB epxtects an annual return of 8% to 10% from the massive property development plan, which he stressed was a well thought investment decision. Again he went on to say "IT WAS NOT A ONE-DAY THING".
  3. The new tower will cost RM2.5 billion to RM3 billion and is expected to be completed by 2015.
  4. Warisan Merdeka could house about 10,000 people or more with a total floor space of three million square ft. Y. Bhg Tan Sri also mentioned that PNB would be an anchor tenant, making Warisan Merdeka its headquarters.
  5. An interesting quote from Y. Bhg. Tan Sri "WHEN WE ARE TAKING CALCULATED RISKS, WE ALSO ENSURE REASONABLE RETURNS".

    Having mentioned all the above I am indeed convinced that Menara Warisan would bring in development as well as employment opportunity for many Malaysians.

    The opposition has always doubted the mega projects in this country, for example;

    a) When the government initiated to build the north south highway - they opposition made so much of noise and even did demonstration to object it, but today they want the government to build more highways in their states (which is run by Pakatan Rakyat).

    b) When the government build the Penang Bridge, yet again they did the same thing and today, the Penang State government is interested and want the government to build teh 2nd Penang Bridge as soon as possible.

    c) When the Petronas Twin Tower was build, yet again the opposition did their drama again, and today, they too bring their friends from all over the world to show off one of the worlds tallest building.

One thing for sure, the opposition have no other issues that they could find in the 2011 budget to criticise, as such they (all of them) choose the Menara Warisan subject.

Not only they are confusing the people they are also trying their best to lie and to mislead the general public.

We must look at this mega project in a positive manner and should not oppose for the sake of opposing it. We must remember, this project would not only be able to give employment opportunities for thousands of Malaysians as well as foreigners and at the same time this would again pur Malaysia in the world map on development.

We must also see the glass as half full rather than half empty.

i'm a student studying overseas, and i'm so upset with the current economic conditions in malaysia. none of the politicians can be trusted. it's so different than the system we're practising here.

With all your respect please let give my view in OUR BAHASA MALAYSIA.

Semasa menulis komen ini saya telah lupakan segala prejudis yang ada. Saya tinggalkan dulu faktor 2K (Kemasyuran, Kekayaan) yang menjadi prasangka kebanyakan orang terutama pembangkang. Saya tinggalkan 1K (keikhlasan) sahaja.

Pada dasarnya tuan semestinya bersetuju dengan cadangan ni kerana ianya datang dari Perdana Menteri, oleh itu banyak fakta yang boleh diberi untuk menyokong cadangan ni. Pembangunan, kemajuan, peluang pekerjaan, cairan tunai, dan banyak faktor yang boleh ditambah.

Akan tetapi persoalannya sekarang, adakah negara kita memerlukan satu lagi mercutanda yang sebegitu rupa? Dalam keadaan ekonomi yang masih tidak menentu sebenarnya ini, ada perlu kita berbelanja sejumpah wang yang sebegitu besar pada satu tempat? Sekiranya benar kita inginkan cairan tunai, mengapa tak difikirkan untuk membuat 5 projek yang bernilai 1 billion setiap satu dan dibuat pada 5 negeri yang berlainan? Secara logiknya, lebih banyak syarikat, pekerja dan keluarga yang akan mendapat manafaat dari projek-projek tu.

Trend pembangunan di Kuala Lumpur sekarang ni pun menyebabkan projek ni dicadangkan pada masa yang kurang sesuai. Hampir semua bangunan yang baru didirikan di Kuala Lumpur adalah bangunan kediaman, apartmen dan kondominium mewah. Mengapa? Ini menunjukkan bekalan untuk ruang pejabat di Kuala Lumpur sudah melebihi dari permintaan. Semestinya syarikat-syarikat pemaju yang berjaya itu telah membuat kajian tentang pasaran yang wujud di Kuala Lumpur sebelum melabur dalam projek-projek bangunan tinggi seperti itu.

Kesudahannya siapakah yang akan menduduki Menara Warisan itu nanti? Jabatan-jabatan kerajaan yang mana ianya akan melibatkan lagi perbelajaan wang rakyat?

I want to know, since you was appointed to be a YB what you have done for the people in the hulu selangor. Seems that your question is more for a general and not specific to your area. Lists your work for your area in your websites. Responsibe for people in your area first !!!!

In my opinion, PNB want to use petronas strategy that create huge profit through KLCC property that own the land in KLCC area where the most iconic building in this country was build. Petronas twin tower is another success story made by petronas, it create thousand of job opportunity to malaysian and attract million of visitor to visit to this country.

Petronas change the area from nothing to become one of the most profitable area in KL and price land around it has increase sky rocketing to become the most expensive and valuable in KL. To make this formula success on PNB's land around stadium merdeka and stadium negara, PNB need to build something iconic that can attract million of people come, setting business and living there. By build another 30 or 40 storey tower with ordinary design, it is almost impossible for PNB to change the area to become the next KLCC.

Thee are opposing views and analysis that, in my opinion, sounds more convincing than that offered by Y. Bhg. Tan Sri Hamad Kama Piah or the PM, especially when it is just unsubstantiated statements that are short of details.

That is unless PNB can come up with some credible information or plan, I am not buying it, especially after having looked at such mega investments in the past
